Majid Al Futtaim signs deal with Crystal Lagoons for Tilal Al Ghaf project

Tilal Al Ghaf will span more than 3mn sqm and offer over 6,500 freehold homes when it is complete in 2027

Majid Al Futtaim has signed a deal with Crystal Lagoons to develop the swimmable ‘Lagoon Al Ghaf’ at its under-development, flagship, mixed-use community, Tilal Al Ghaf. According to a statement, the 70,000sqm lagoon will be the heart of the mixed-use community and is in line with its strategy to offer diverse, family-friendly recreational choices.

Aside from swimming, the lagoon will play host to several active water sports, including kayaking and stand-up paddle-boarding.

“The centrepiece of Tilal Al Ghaf’s masterplan is shaped around active and passive spaces. The swimmable Crystal Lagoon adds a new dimension to community living standards, giving residents and visitors a genuine resort lifestyle experience. The vision is to create a shared space that everyone can use, where families can enjoy meaningful moments together, and where friends and neighbours can meet and relax in an engaging setting,” said Hawazen Esber, chief executive of communities at Majid Al Futtaim (Properties).

The developer says Crystal Lagoons’ patented water treatment technology allows the construction and treatment of ‘any sized body of water’. Crystal Lagoons says that its technology will use up to half the water needed to maintain a park of the same size and up to 30 times less water than a standard golf course.

Majid Al Futtaim says that the lagoon will be filled and topped up using groundwater, which will relieve pressure on the water table. The developer notes pressure on the water table is rising in many of Dubai’s residential areas because of intensive irrigation for landscaping.

“This is an eco-friendly and sustainable technology, setting a new standard for public space and leisure. We are able to transform any location into a beautiful beach paradise and provide a unique amenity for the community to enjoy,” said Carlos Salas, regional director for Middle East and Asia at Crystal Lagoons.

In addition to the lagoon, the project will feature around 355,000sqm of landscaped open space and will include green spaces, play areas, 18km of walkable trails and 11km of cycling paths.
