First phase of earthworks completed at Dubai’s Tilal Al Ghaf project
More than 1mn sqm of earthmoving includes 37% of site works done ahead of schedule, says developer MAF
Majid Al Futtaim (MAF) has announced the completion of major earthmoving works for the first phase of its new flagship Dubai community, Tilal Al Ghaf, covering 1.1 million of the 3 million sqm site.
According to a statement by the regional developer of retail and leisure destinations, the completed work includes grading and excavation for Lagoon Al Ghaf, the community’s swimmable crystal lagoon, and The Hive retail and leisure area that will form the heart of Tilal Al Ghaf, as well as site preparation for around 550 villas. The earthworks also included building temporary access roads to the site, comprising the project’s sales centre and the Show Village.
In total, around 1.6 million cubic metres of rock and soil has been excavated from the site, around a million cubic metres of which has been reused as fill, creating level ground so construction can begin. Around 37% of the work was completed ahead of schedule, MAF said

The community sales centre, Show Village, and parts of Lagoon Al Ghaf and The Hive are expected to be active onsite by Q4 2018, said MAF.
The developer launched Tilal Al Ghaf, its new flagship mixed-use community in Dubai, in April, representing a $3.8 billion investment over the next 10 years. Spanning three million square metres, the community will feature four neighbourhoods, each having its own unique character, with the Serenity and Harmony areas the first two offered as part of the launch phase.
Serenity is a collection of 40 five- and six-bedroom upper luxury villas, offering waterfront views across Lagoon Al Ghaf as well as from the elevated ridge towards south-west Dubai. Harmony has a diversity of living options, from single storey bungalows to expansive three storey family villas, all with the principle of connecting indoor and outdoor spaces and linked by parkways and trails, according to MAF.
When complete, the phased project will include more than 6,500 freehold homes, ranging from apartments, townhouses and bungalows to luxury villas. The first villas are scheduled to be delivered in 2020, while the scheme is set for completion in 2027.
MAF said the public can explore plans for Tilal Al Ghaf in more detail by visiting the Majid Al Futtaim Experience Centre at Kempinski Hotel Mall of the Emirates.
