Dubai’s Nakheel plans twin-tower project at Ibn Battuta Mall
48-floor complex to include 531 apartments available to lease, and is expected to be ready in three years’ time
Nakheel has announced plans to build a 531-unit twin-tower apartment complex next to Dubai’s Ibn Battuta Mall.
The Dubai-based developer, which has made several new project announcements after repaying all its debts last month, said the complex, named Ibn Battuta Residences, will transform the skyline of the Jebel Ali area with two 48-floor buildings anticipated for delivery in Q4 2019.
The project, launched at the Cityscape Global real estate exhibition in Dubai, is located just off Sheikh Zayed Road and adjacent to Nakheel’s Ibn Battuta Mall, providing access to more than 400 shops, restaurants and entertainment facilities, according to a Nakheel statement. The towers will also be within walking distance of the Dubai Metro and bus station.

Ibn Battuta Residences is the latest addition to Nakheel’s growing residential leasing portfolio – a key element of the developer’s business strategy. The company added in the statement that it aims to double its leasing stock to more than 36,000 units over the next five years.
Offering sea and city views, Ibn Battuta Residences will comprise 395 two-bedroom and 136 three-bedroom apartments, some with balconies and a maid’s room, Nakheel said. There will also be a podium-level health and recreation complex featuring a landscaped pool deck with pools for adults and children, and a gym, as well as four levels of car parking with 900 spaces.
“Ibn Battuta Residences are strategically located at one of the fast-growing areas in Dubai. The apartments are ideally placed for people who work at the nearby Jebel Ali Freezone or Dubai South, and, being less than an hour by car from Abu Dhabi, offer a convenient address for those who regularly travel to the capital,” said Nakheel chairman Ali Rashid Lootah.
The project complements major expansions under way at Ibn Battuta Mall, where Nakheel is adding hundreds of shops, a new cinema complex and two hotels to the existing retail and leisure hub.
Nakheel also launched the Palm Jumeirah-located Palm 360 luxury hotel and residential twin-tower project at Cityscape Dubai.
