Nakheel invites proposals for Deira Islands Boulevard
$1.36bn project will house 10,000 people and will have a built up area of more than 7 million sq ft
Developer Nakheel has invited construction proposals for Deira Islands Boulevard, the new $1.36 billion community being built in Dubai.
Built to house 10,000 people, the project will lie at the heart of Nakheel’s 15.3km Deira Islands coastal city. This will be a new hub for residential, leisure activities and hospitality, the developer said in a statement, adding that the entire project was a key element of the Government of Dubai’s tourism vision.
Nakheel said that it would release a tender this week for the construction of 2,924 apartments and townhouses in 16 residential towers spread across four clusters. Each tower will contain a swimming pool and retail, restaurant and recreation offerings.
A 4,500 space, podium-level car park will also be built at the development, which will have a total built-up area of more than seven million square feet.
The Deira Islands Boulevard project is set on an area of more than nine million square feet – the equivalent of 120 international-standard football fields. The developer explained that it intends for the project to be a self-sustaining community that offers living, leisure and retail facilities, with 20% of the development dedicated to communal outdoor space, such as gardens, shaded walkways and sports facilities.
“Deira Islands Boulevard will be the defining landmark of the area traditionally known as ‘Old Dubai’,” the developer added in the statement.
The project will be built around Deira Mall, Nakheel’s 6.5 million square foot shopping, dining and leisure destination, which has already seen a construction tender released. The Boulevard will contain a further six buildings, including two hotels and two serviced apartment complexes. This will bring the total number of towers to 22, and Nakheel said a construction tender for those buildings will be issued in due course.
“The new homes at Deira Islands Boulevard are key to Nakheel’s residential leasing strategy, under which the company is doubling its existing number of units to nearly 36,000,” the developer said.
“Nakheel is also building homes to lease at Jebel Ali, Nad Al Sheba, Palm Jumeirah and Jumeirah Heights, adding to its existing stock at The Gardens, Discovery Gardens, International City and Jebel Ali Village.”
